Northwest Indiana vs. Illinois: How Much House Can $350,000 Buy You in 2026?

If you're moving from Illinois to Northwest Indiana, there's a pretty good chance you've already looked at property taxes.

Probably twice.

Maybe three times.

Possibly followed by:

“Wait...is that right?”

The Illinois-to-Indiana conversation has been happening for decades.

But with today's home prices and borrowing costs, I think the comparison deserves another look.

So let's use one simple budget:

$350,000.

What can that actually buy?

First, Let's Not Oversimplify This

I'm not going to tell you every $350,000 house in Indiana is better than every $350,000 house in Illinois.

That's nonsense.

Location matters.

Schools matter.

Property condition matters.

Commute matters.

Neighborhood matters.

Lot size matters.

Lifestyle matters.

There are excellent communities on both sides of the state line.

What we can do is compare the economics.

Illinois Housing Has Remained Strong

One of the reasons Northwest Indiana continues attracting Illinois buyers is that Chicagoland housing has remained relatively expensive and competitive.

The move isn't simply about finding the cheapest possible house.

For many buyers, it's about:

More square footage.

More land.

Different property-tax structure.

Garage space.

Newer construction.

And different community options.

$350,000 Is Above the NWI Median

In July 2026, the median Northwest Indiana residential sale price was approximately $294,858.

So a $350,000 budget puts a buyer above the regional median.

But where you spend that money matters tremendously.

Someone shopping Munster homes for sale will see a different market than someone searching Portage homes.

Someone looking at Crown Point real estate may have different options than someone browsing Valparaiso homes for sale.

That's why “I'm moving to Indiana” isn't enough information.

Which Indiana?

Property Taxes Matter

This is often where Illinois buyers see one of the largest differences.

But never compare based solely on statewide averages.

If you're considering two actual houses, compare the actual tax bills.

That's what affects your payment.

A $350,000 house with significantly higher annual property taxes can have a substantially different total monthly cost even if the mortgage itself is identical.

The Mortgage Doesn't Care About the State Line

If two houses each cost $350,000 and the financing is identical, the principal and interest portion of the mortgage is essentially the same.

What changes?

Taxes.

Insurance.

HOA.

Utilities.

Commute.

Maintenance.

And most importantly:

What you're actually getting for $350,000.

More House Isn't Automatically Better

This is another thing I tell relocating buyers.

Maybe moving east gets you another 1,000 square feet.

Great.

Do you need it?

Because extra square footage also means:

More furniture.

More flooring.

More paint.

More heating.

More cooling.

More cleaning.

Value isn't getting the biggest possible house.

Value is getting the house that fits your life.

The Commute Can Change the Math

Someone working remotely has a totally different equation from someone commuting five days a week into downtown Chicago.

A buyer working in Hammond has a different equation than someone working in Schaumburg.

Before making the move, calculate:

Driving time.

Fuel.

Tolls.

Train availability.

Parking.

And most importantly, your time.

Housing is part financial decision, part lifestyle decision.

This, to me, is one of our biggest strengths.

House size.

Condition.

Location.

Future maintenance.

And quality of life.

Sometimes the numbers strongly favor Northwest Indiana.

Sometimes staying in Illinois is the better choice.
