St. John Indiana Real Estate Market Update: May 2026
St. John continues to be one of Northwest Indiana’s stronger and more desirable housing markets, but the May 2026 numbers show something important: this market is active, competitive, and still moving — but buyers are paying close attention to price.
Looking at May 2026 compared to May 2025, St. John had slightly fewer closed sales, more new listings, a big jump in pending activity, and homes sold much faster than they did last year. That tells me demand is still very real in St. John, but pricing and presentation matter more than ever.

What This Means for St. John Homeowners
For sellers, this is still a good market — but it is not a market where you can just throw any price out there and expect buyers to chase it.
The strongest number in this report, in my opinion, is the days on market. The average home sold in 26 days in May 2026, compared to 48 days in May 2025. That is a major improvement and shows that well-priced homes are getting attention quickly.
The sale-to-list price ratio also stayed strong at 98.9%, meaning sellers are still getting very close to their final asking price. But the sale-to-original-list price ratio slipped from 98.8% to 98.1%, which tells me some sellers are still having to adjust before getting the deal done.
That is the key takeaway: buyers are active, but they are not blind.
Prices Are Telling Two Different Stories
This is where the St. John market gets interesting.
The average sold price dropped from $517,153 to $470,001, which is a decrease of about 9.1% year-over-year. But the median sold price increased from $415,495 to $425,000, which is up about 2.3%.
So, is the market down? Not exactly.
The average price can swing a lot depending on how many higher-end homes close in a given month. The median price is often a better “middle of the market” number, and that actually moved up slightly.
To me, this says St. John is not falling apart at all. It says the mix of homes sold changed, and buyers are being more selective, especially in the higher price ranges.
Buyer Demand Looks Strong
Pending listings jumped from 32 in May 2025 to 45 in May 2026, which is a 40.6% increase.
That is a big number.
Pending sales are one of the best signs of current buyer activity because those are homes that went under contract. Even though closed sales were slightly lower, the pending activity shows buyers were out there making moves in May.
New listings were also up slightly, from 57 to 59, giving buyers a little more to choose from. But inventory stayed almost the same overall, with 109 active listings compared to 112 last year.
That means St. John is getting fresh inventory, but demand is absorbing a lot of it.
Is St. John a Buyer’s Market or Seller’s Market?
With 4.04 months of inventory, St. John is sitting in a more balanced range than some other Northwest Indiana markets. It is not the extreme seller’s market we saw a few years ago, but it is also not a weak market.
The best homes — the ones that are priced right, cleaned up, marketed correctly, and easy to show — are still moving.
The overpriced homes are the ones buyers are skipping.
That is just the truth.
What Buyers Should Know
If you are buying in St. John, the market is giving you more opportunities than it did during the super-heated market, but you still need to be ready.
Good homes are not sitting forever. The median days on market was only 12 days in May 2026. That means when a good one hits, you do not always have weeks to think about it.
The good news is that inventory is not as tight as some surrounding markets, and sellers are not getting 110% of list price on everything. Buyers may have room to negotiate, especially if a home has been sitting, needs updates, or was priced too aggressively from the start.
What Sellers Should Know
If you are selling in St. John, pricing strategy matters a lot.
The data shows homes are selling faster, but the sale-to-original-list price ratio dipped slightly. That means the first price matters. Overpricing can cost you time, momentum, and possibly money.

St. John buyers are still out there, but they are comparing homes closely.
Brent’s Take
St. John is still one of the premier communities in Northwest Indiana. The schools, location, newer housing, subdivisions, and overall demand keep this market strong.
But May’s numbers show a market that is becoming more thoughtful.
Pending sales are up big. Homes are selling faster. Sellers are still getting close to asking price. But average sale price dipped, and buyers are not overpaying for every listing like they may have a few years ago.
So here is my honest take: St. John is healthy, active, and still desirable — but pricing is everything right now.
For sellers, this is still a good time to sell if you go to market the right way.
For buyers, there are opportunities, but you need to be prepared when the right house shows up.
