Northwest Indiana Housing Market Update: What I’m Seeing in 2026 (And Why Value Matters More Than Price)
If you’ve been paying attention to the market lately, you’ve probably heard a little bit of everything…
“Prices are up.”

“It’s slowing.”
“It’s still hot.”
And honestly… I get why people are confused.
Because depending on what number you look at—you can make an argument either way.
But when I look at the market, I’m not just looking at price…
👉 I’m looking at value.
And right now, there’s one number that tells the story better than anything else.
📏 The Number I’m Watching Right Now
Price per square foot.
When I compared March 2025 to March 2026, here’s what stood out:
- 2025: about $169 per sq ft
- 2026: about $155 per sq ft
That’s roughly an 8% drop.
Now on paper, that might not seem like a huge deal…
But in real life—it is.
💰 What That Actually Means
Let’s keep it simple.
On a 2,000 sq ft home…
👉 That’s about a $28,000 difference in value.
That’s real money—and it’s why this stat matters so much.

- 2025 average size: about 2,017 sq ft
- 2026 average size: about 1,935 sq ft
So homes are actually a little smaller this year.
